phase 1 environmental site assessments





The purpose of a Phase I ESA is to research historical and current land use at the site and immediate surroundings and evaluate the potential environmental impacts that may be associated with the site's current conditions. A Phase I ESA is typically performed prior to a real estate transfer.


Campbell Environmental Group has prepared numerous Phase I Environmental Site Assessments (Phase I ESA) for various customers such as the State of Maine Department of Environmental Protection, Department of Transportation, municipalities, banking institutions, commercial businesses, and private individuals.



Our standard Phase I ESA follows the intent of the American Society of Testing Materials Standard Practice E-1527-21. This Practice is intended to fulfill the requirements to qualify for the innocent landowner defense as related to the Comprehensive Environmental Response Compensation and Liability Act. A modified or limited Phase I ESA is sometimes conducted at a customer's request based on particular financial institution requirements, cost considerations, limited schedule, or other specific customer needs.


CEG conducts thorough Phase I ESAs within a timely manner. It has been CEG's experience that our Phase I ESAs have documented environmental liabilities that were not disclosed in previously prepared Phase I ESAs conducted by other environmental consultants.
